In addition to what @James Galla said about sellers knowingly charging a premium to buyers who may not qualify for trad finance, you also run into as many stubborn sellers who just have what I call "yard sale syndrome."

If you maintain ordered and timely communication between all involved parties, have excellent interpersonal skills, are business-minded and un-stubborn with eternal patience for customer interaction and able to remain calm and professional in any discussion environment, then you're a cut above most of the field.As far as growing into top-tier, decide what demographic that means in your community and break into it. 98% of my work is client referral and over the years I've moved past the "hungry" phase of doing anything for anyone, having my hourly be sliding scale, etc. and into being busy with work that I actually like doing and what I want to be doing.

Probably because they are too stubborn and full of can-do attitude to listen to anyone who came before them who tried the same thing, and instead read some book titled, "Real Estate.

As @Mike McCarthy indicated, the extra length will really cut down on the fatigue.You're going to find stubborn sections.

i agree with robert not all landlords are alike.but one thing we all have in common we bought are buildings on tenants paying rent.if does not matter if one unit or 1000.we all counted on that tenant paying rent.so do wantever helps you do it in collecting rent.i have found now will most tenants i will talked to most have their april rents ,and will probably have may rent will stimulas check.so start building up a cash reserve,put all major  remodeling  on hold.just fix what you must.your job now is to babysit your tenants ,try to get them to realize them stimulas check has to last along with those unemployment checks.i know none of you have signed up for this,but you have to adapt,or you will be one of the landlords that will go out of business.i seen many in 2008 ,that will stubborn in their ways and it hurt them.i was one for a liitle while then too.but you will learn without threat of eviction certain tenants our going to think they do not have to pay.your best chance is tell them work with you now to evoid eviction later.some will work out,and some not.but that is just like when you pick a tenant,you really do not know to 3 months later,if you got lucky and picked a great tenant.

You'll feel them going dull, but sometimes the thin ones do catch something stubborn and break.

The price was set too high and you are being stubborn about lowering it because you don't want to lose money on the deal.

OF COURSE.But again NOT BECAUSE they have those attributes does it meas they are motivated.And there lies the problem with 99.999999999% of marketers and real estate investors.And instead of changing their ways, they force things to work in the most ludicrous and stubborn ways imaginable.So this is what you do.
