We own a cabin in Wears Valley. 

Well, there are two colleges nearby, Delta State and Mississippi Valley but they are about the poorest 4-year public universities in the state and most of the people that go to them are from the Delta. 

Property appreciation outlook not too exciting (could change), the other side of the river is a different story.

So if not owning the land, it needs to cash flow like a small river to be worth the work.
