It depends on the level of design and finishes you want to have, so the price is subjective. 

There could also be other types of designations and use permits depending on the date of the current zoning ordinance.

Not looking to make it rich but to balance my gift of design and my passion of the process of all of this from start to finish. as I'm a Jane of all trades.

I've been playing with some ideas of designing my own, so what I'm looking at is an MLS "featured homes" feed. 

Purchase price: $499,950 Cash invested: $195,000 Sale price: $1,692,500 Purchase existing home, build new SFR, pack full of design and custom quality finishes.

However I am lost as to how they became aware that you had a set of design documents.  

Even if they are expedition with the new home's structure including assessing building & zoning codes, 3 weeks doesn't account for the owner's coordination of design, layout, neighborhood research, etc.
