The next step is to bondo the repair then primer it block it out and finally sand the entire tub down and shoot a new coat of gel coat for a tub that looks new.

locktite(blue) on all door knobs, smoke detectors with 10 year batteries pre-installed so tenant cant take them out, make SURE toilet has no play in it or rocks, pre exterminate...use fipronil roach gel for all the roaches not listed on lease that they bring with them.

It is simply impossible to determine who is responsible for the introduction of the bugs or mice.One thing to think about: if you have Section 8 tenants, they will live with mice and cockroaches before they will buy a few dollars worth of Combat gel or a couple of mouse traps.

Check and see if their is a defogger company in your town, they will drill two small holes in your window and fill with gel that will clear out the moisture.
