Self Storage- Winter prep
Started prepping for winter in Iowa for our self-storage location.
Cracks in concrete driveways- used a self-leveling filler. You use a caulk tube and apply over the crack. It will self-level into the crack versus using a spatula or putty knife. If you have large cracks, you use the other type of putty and a putty knife to force into the cracks since it is stiffer.
Equipment- for the gas we are putting Stabilizer for storage over the winter. For our diesel we are adding anti Gel, so the fuel doesn't freeze up.
Salt- setting out salt or road deicer next to each building to make it easy to spread when we need to.
Gate reflectors- applied anti fog on the gate reflectors. The beams won't work and open the gates if they are fogged over.
We also reserved a skid steer for Dec thru March from the local equipment rental shop. They don't get any business over the winter, so you get a great deal. Cheaper than owning your own or having a snow removal service come in.
Rental rates- very little movement going into November. Reduced our rates significantly to add more renters before it freezes, and no one moves. We are still in Rent up Phase. If we were 100% full, would not raise rents at this location. All of our other locations, we have been raising rents for the last 3 months.
