Other not so scientific reasons include Chico having good recreational amenities and its got a Costco, Trader Joes and Sierra Nevada Brewery.

This particular property is in a town in the Sierras...about a half hour from my base up there.

While there is a great deal of historical/man-made beauty to be found in this area of the country, few things can match the majestic expanse of the Pacific Coast along CA 1 from Morro Bay north to where it meets back up with US 101 in Mendocino County, some ~500 miles later.  

@Steve Babiak I hear you ... there are other majestic longer-lived trees (even maples) that would make better trees in an urban setting.
