I don't see much waterfront in that price range of 650k or under.

Also, keeping track of inventory is important as well (as is a trustworthy cleaner and that can get tricky if you have too much stock).

I think some other numbers to consider are, what can you get for the $700k to $800k range right now?

Broker fees are also in the 10-20% range not $500 which makes a little bit of a difference.I do it all out here as an agent, lender, and investor so I see every angle.
