Are there any exceptions in place for the houses that are that old and has existing converted unit in the basement? 

*Have sufficient capital to 1) invest in exceptional design and amenities to stand out in a saturated market and 2) endure the low season.

Assuming this is a clean file, with no exceptions required, most Underwriters take anywhere from 48-72 hours to review a loan and get CTC, or provide further conditions. 

Multiple offers situations are the rare exception, not the norm.

The only exception to this is an Open House.
