If your market is tight, then is it worth the lower rent to keep them (see Para. 1 above)

I installed casa moderna lvp from floor and decor about 5 years ago in a rental and it has held up well but floor and decor has switched to more expensive rigid core planks.  

@Mary Paras in my city the property owner is liable for mowing the grass and meeting other city ordinances.

For a bad example, You're probably wasting your time/$ by putting "Avoid Forclosure" in a stable area, and you wouldn't put "Compramos Su Casa" in an area without a reasonable amount of Spanish speakers. 

I'm using MLS, HUD and Gov't REO sites and wholesalers like Net Worth, New Western, Su Casa, Big House etc., etc.

I put up bandit signs on telephone poles that said "Se Vende, 3/2/2 Casa, sin credito, mal credito or Must sell 3/2/2 bad credit ok" $5,000 down Call Now!

I have sourced several RE agents (a failed close usually gets a lot of talk going between agents) & my RE attorney's para legal (her husband is a re-habber & she tweets all the other para legals in town about deals).I have nailed some really good deals & depending on the sellers circumstances I go in really LOW & wait.
