There are many strategies for "deal finding" for rehabbing ; REO, short sales, MLS etc., bandit signs, wholesalers. Would anyone have ideas for the best approach in the TEXAS market?

I'm not using marketing. I'm using MLS, HUD and Gov't REO sites and wholesalers like Net Worth, New Western, Su Casa, Big House etc., etc. What marketing do you have successful experience with?
