My question is if we are marketing this as land, is more value added from the 2020 mobile home or the multiple utility hook ups?

No - but I'd say about 90% of my borrowers/investors utilize an LLC for what it's worth.

By effectively utilizing space, we can often increase the number of units or functional areas within a property without expanding its footprint.

I would list natural and inexpensive methods of "curing cancer" that of course don't make money for the doctor and pharmaceutical companies, so they are not utilized.

Over 4k in damages, utilities, past due rent, court fees, tons of trash, holes in walls, pee everywhere, etc. 

I do own two triplexes in Scranton, and I will say the one issue is that you are going to be taking care of the utilities normally if they are not on separate meters, which could take a good amount of money away from your overall cash flow.
