I have done many assignments in the South Bay (Redondo, Manhattan, Hermosa, etc).

Other than that I see you're from Hermosa which is close to my neighborhood and I recommend you check out the REI in Manhattan which is called FIBI South Bay.

For the same price of 575k you can probably get a better long term investment in neighboring Torrance, which has a better job base and closer proximity to the beach areas, Redondo/Hermosa/Manhattan.

We have seen clients have great success in the past year near the 606 in the Humboldt Park/Hermosa/Logan Square area.

ADUs are far more expensive than move investors think.....so although the concept is great, oftentimes it doesn't make sense economically YET.I personally love all the neighborhoods you suggested and would also throw in Washinton park and Hermosa, where you might be able to find some more affordable properties.Happy to connect and chat through your strategy if that would help.
