Profit for Flipping in California

Hi All, 

I have a specific case. This is in South Bay Los Angeles (lawndale)

wondering what a good profit is, and good list price considering the numbers, Or instructions on how to get this information.

Purchased duplex for $900k

Repair costs $100k

Holding costs $42k

expected selling closing costs $72k

How much Profit should we expect and what is a good price to list to sell?

The only comp in the area is $1,225,000. 

Also thinking of not selling, because he has a 2.5% rate and is making $8k/month in rents
