I'm out $1497 currently, but have filed a fraud claim against them to try to get my money back.  

I don’t think I qualify for the 121 exclusion since it’s been house hacked and I actually made 75% of the house a rental property and filed taxes using deductions and depreciation.

If they filed a lis penden then the most likely also have an attorney.

For example I'm thinking of David Greene's suggestion that you agree up front to provide a monetary incentive for the GC to get the work done correctly and on time, along with a penalty for blowing past the deadline.

Caveat, experienced investors rarely "shop" they usually have one or two lenders that specialize in certain products, keep all of the investor's data on file with current documents and they tend to care more about convenience, experience, and just getting the deal closed so they will continue to go to the same lender who can make that happen. 

I have been insuring with Foremost who will insure my equity interest through the redemption period.I'm not sure you can file an affidavit of insurance expense like you can when paying taxes.

I just go to the USPS office and send it certified with a signature request.And then if there is a forwarding address on file with the USPS then the USPS forwards it without notifying me...Am I doing it wrong?

I recommend a formal letter with the bills attached and a deadline for payment.
