Direct mail campaigns, setting up a website with the right SEO, door-knocking, cold-calling, text message and/or e-mail campaigns, etc.

Facebook ads, google SEO etc. 

I will add a para to the lease that gives me permission to inspect the property once a month with proper advance notice.
