I believe he would give me 12 month or even 15 month call but I don't believe he will give much more money until I have 5-10 flips under my belt. 

Edward most of my clients are not buying in the rust belt states.Even if they live there they do not want to invest there long term. 

Hi Andy,At the moment I am planning on staying in the Temple, Belton area until I get a couple under my belt.

I'm really excited and ready to go out and get my first deal under my belt soon.I am currently a public interest attorney.  

I have heard many instances where they get here and do not like something about an area etc. or find out a tax consequence they didn't know of and the deal falls apart.Most investors like the warm belt states for investment and growth.

We short sold one in 2012, the other in 2013, so now, I can jump back in (you know that 2 year period).Needless to say, experience was the best teacher there, and now that that experience is under my belt, I'm ready to move forward.So, here I am currently with a one family under contract, want to fix and flip.
