I’ve never hired a painter to know prices but you are looking at most 2-250 in materials so that’s 2300 in markup for labor for a fairly small house.  

Some of your subs will have to file for permits, so you can find them with the city (typically plumbers, electricians, hvac), but other you have to track down (foundation, framers, drywall, insulation, painters, roofers, exterior siding).  

Paying $35*2 =$70 per hour cost for two painters and 8 hours work mean 560 per day.

Title, photographer, stager, home inspection, roofer, foundation co, GC, any other trade---electrician, plumber etc, landscaper, furniture company, hard money lender, wholesaler, concierge type service, mover, painter, appliance company, the list goes on and on and on.

That'd help you reduce some of your demo and install costs.You can see if the contractor that does your drywall fixes can do in and do paint as well, most of those guys are willing to do it and since they're already on-site for the drywall work it can be cheaper than getting a painter.

A piece of advice I always give people is to build a network of contacts who are serious about working (GC's, plumbers, painters, HVAC etc).

There are a number of articles on Google that says you can paint shingled roof, but they are promoted by painters.

Start vetting your team (Reach out to contractors, plumbers, painters, HVAC specialists etc..)There is so much that goes into investing, but these 3 are things I would value above most others.

I want to see a plumber, electrician, tile guy, a painter, drywaller, HVAC and carpenter.

Then you do a little work yourself and you have a good relationship with some painters/flooring/roofing guys and you get the work done for $35k.
