You asked about buying older properties and the biggest issues I have found is that roofs need to be replaced, HVAC needs servicing/replaced, and sometimes there are foundational issues (not super common).

Anyone could have bought that house and did what I did; I didn't find an underground house, I just found something that wasn't being used to its best potential. 

Does the property you found need any rehab? 

I found a foreclosure listed for auction at $800K but worth $1.5-$1.8M. 

Found out the prior owner had a lawsuit against him for $3 million.

I am putting it up on Facebook, Craigslist, etc. but is there anything else a newbie can utilize that you have found success with?
