I have made well over 2 million tax free when I sold one resi and moved to the another. it is the primary driver of my success in the RE businessAnd why I am a appreciation addict not a cash flow addict if that make sense. 

Unbelievably I am having the most ridiculous time trying to line up a realtor for an employee of mine at one of my businesses.

This business is addictive, you'll be thinking of this real estate all the time, you'll read, listen to real estate smarties attempting to impress and entice you with short cuts to riches........charges will mount up on your plastic, you'll spend lots of the money you can't afford on motel Smarties* who want to sell you the next big secret of getting rich.

The proximity to the city is unbelievable.

Retirement savings at my company is unbelievably generous.

It goes without saying that it all depends on the tax rate and the interest rates that are in play because I recently met some lenders that were funding things a unbelievably reasonable rates (very little docs required because these loans solely exist for this purpose.  

I'm not quite sure how many homes that equates to, but unbelievably, even 1000 is a very small percentage when compared to millions of homes.

Plus, I'm addicted to house-flipping shows on HGTV, and can't get the thought out of my head, so I'd love to learn more about it.
