We built the master closet (located in the master bathroom) with wire shelves, drawers, racks, and hanging rods.

Painting is about my best ROI value-add but I do it fast and have 82 gallons of quality mistints to choose from on shelves.

Now I am approaching retirement age and still have my investment properties laden with mortgages.

I did NOT pay the price marked on shelves. 

Interiors, I prefer wire shelves with a white coating on them instead of a wooden shelf.

The people side of all this is MUCH MORE important than a buck here or there.If the holes are nail-holes for hanging clocks, pictures, or small shelves or whatever, I wouldn't charge.  

If you are rocking a spiffy, clean, and trendy $1,000 (or even $1,250) per month rental it can fly off the shelves.
