Next piece of advice is shop this deal around with someone through the forums or local real estate groups (google for your area).

Here's what works for me: 1) Posting your property on Facebook Marketplace2) Craigslist3) Talk to local universities or big corporations who may need short or long term housing for their clients4) Property managers are hit or miss.

Laundromats are open to the public, and if the local neighborhood has a high crime rate and transient population, those can be potentially expensive problems that can affect your business.

Wash dishes at the local restaurants.  

We likely need to look for local lender that is keeping loan in house.  

Of course this all depends on if you are buying locally, right?
