It sounds like it may be possible to use 401k funds , in a round about way, to end up with current income. 

We were able to work a 50% down for 25% off deal with the developer landing at just over 80k for the condo that is about 400 sq feet.

I think you want to pick markets which have a strong following and year round tourism, that you know and have visited and that have clear demand. 

I want to start local, so I can keep eyes on properties until I get my feet under me and gain some experience. 

I've been dragging my feet for a while on this, watching a lot of deals get picked up fast and flips on homes with better layouts and more sqft going now for 250-300k nearby.

I do take chances on barely qualified Tenants sometimes, to let them get back on their feet, single moms etc......Sec.8 Tenants won't have my compassion. 

. $5k/mo to some on here is all they make, $5k/mo for some on here is just a rounding error in net income.My advice, in general, would not be to sell to get a cash flow positive place only but also to sell & buy into a less cash flow money pit.

I'm not a lawyer, just a long-time real estate investors.The protection order likely prevents the husband from being within XXX feet of his wife.

I wouldn't be surprised that it takes them 3 hours or that they round up to 3 hours.
