The only experience I've had with PPR is that they have not responded to my numerous attempts to contact them from their website, so I couldn't tell you anything about them other than they are most likely way understaffed.

There are quite a few individuals and companies that have attempted these at some scale, and traditional construction beats them out on cost all things considered.

But the IRS does have an issue with buying from a related party to complete a 1031 exchange when there is an attempt to avoid tax. 

I am here to attempt to add value in any possible way.

You should inquire of the seller whether he has attempted to sell the portfolio in the past and what happened.

Your example of business on Monday and Friday with personal days in between is a good example of a legitimate attempt to structure. 

I had a friend attempt a house hack in Conshy that almost ended in disaster and love to hang at Guppy's!
