Sub to cash out refinance

Can I buy a 77 door single family portfolio sub to and then do a cash out refinance 1 year later? 

I have a seller that is willing to let me put $200,000 down and let me buy sub to. The terms are $200,000 down, buy sub to. Current loan is about 4 million on all of them. purchase price is 6 million. So i would need to do a cash out refi to pay off the 6 million purchase price. Is this similar to single family BRRRR? I have done 15 single family BRRRR's in the last year and half.
