Of course that floor joist carried all the weight of the roof, transferring to downstairs wall, so we had to stop the job, get a structural engineer and have a fix done. 

Fannie Mae and Freddie Mac have many different affordable housing programs out there and some allow 2nd's to carry to weight of the down payment and others do not. 

First, congrats on your first post: I know it's always scary putting your hopes and dreams out there for all the world to see!

My schedule has always been hectic (single mom with 2 kids), but if you're passionate about making your dreams come true and your future that much brighter, you go for it! 

So for anyone who has made this change before, with a wife and a newborn, I would love to hear some of the challenges you experienced and how you were able to overcome those challenges to achieve your dreams.

Anyhow, what I'm doing in BP is trying to learn as much as possible, find knowledge, share personal projects, get/give advise whenever possible, make connections, all in line with making my dream possible one day which is to run a small family run investing firm.  

I have aspirations of flying for the airlines someday, but I also have aspirations of developing a RE portfolio that produces around 10k a month so I can have a FI lifestyle and live out some of my other dreams.
