My dad broke up the concrete in just a few locations so water could seep through and drain into the soil, then filled the pool with the cheapest stone and clean soil locally available, then planted grass.

First - realize that AirBNB usually makes a lot more money than a long term rental (based on having a good occupancy rate <# of days rented per month>) ... but that all comes with the responsibility of continuous turn-over - where you likely need a cleaning service, etc as a support staff - unless you are going to do that yourself.Second - When looking at renters - the reason many renters rent is that they DO have poor credit scores.

It's really not that hard with the built in tools that Vrbo and Airbnb provide.Add a great cleaning crew to handle turnovers and your most of the way there.

I believe NYS law is 15 days to keep the things, but I have also read 30 days is standard. i want to get the property cleaned up and start working on it...

Because when the renter leaves and the unit is turned that shelter is done out to be cleaned or painted and the cleaners can see immediately if there is something in that shelf that needs to be tossed.Good Luck!
