I think tile has been a pretty solid investment on my part.

I have 4 guys that work for me full time and do most of my repetitive tasks such as but not limited to: painting, cabinets, roofing, siding, yard work, windows, tile, carpet, light fixtures, and light plumbing.

I did tile, grout, refinished and installed cabinets, installed fixtures, GFI outlets, drywall, paint replaced rotted wood, and removed old caulking and put new caulking.

When there is an issue like this, some swampped asset managers will merely put that property in a "holding pattern" and come back to it when everything is all clear.I'd recommend that you have your agent speak with the listing agent, and have the listing agent call the asset manager to ask, "Is this property available for purchase right now?"

BTW, that market looks very soft to me.It's a 3100 +/- square foot, 4/3/2, stucco with a tile roof.

For example, new plumbing and fixtures, electrical wiring, appliances (including AC units), install tile wherever feasible to reduce the replacement cost of carpeting, make lighting fixtures and locks generic to reduce replacement costs.

My folks had a rental and I helped them do some rehabbing, things like plumbing, paint, putting up sheet rock, tiling, adding bathroom fixtures, and other stuff like that.

so now I paint, customize, fix counters, cabinets, tubs, and tile.
