Expect closer to 8%-10% for both in order to have a good margin.I personally wouldn't have any issues with the location of the property, but only if you are either personally going to visit or if you have a team on the ground.From a deal standpoint - this isn't a terrible deal, but it isn't a stellar deal either.

In the P&S contract, you put in the contingency clauses.If you owned MFR's, you'll have to respect your tenants, and some tenants are very particular, Some only allow visitors when they're there, though I have a clause in the lease that allows entry in emergencies.
