@Shawn Questa I agree with you that there could be some opportunity here, but personally, with that little equity in the property, I'd wait for the pre-foreclosure process to start and  perhaps you can do a short sale (though I don't know the details on how that's handled in TX).

Insurance right now is wild, so I'd get a solid broker on your team - I'd be happy to share my contact if that would help.Also, aren't most of the existing insurances shared on the OMs for the properties?

While the 6% property tax can seem high, I’d recommend looking at the full picture.

I'd like to find honest people who are not going to rip me off.

One or the other I'd say....And IMHO, electric fireplaces look cheap, even the expensive ones.....

I'd let them ask or reach out to them after a week or so for longer stays. 

I could very well be wrong though.Not an attorney, so Im interested to see if any attorneys chime in on this - I'd like to know the answer myself.
