Do people ever just want to strictly investment SFR New Constitution I was a Managing Broker who acquired  Land and smaller parcels that could be developed into small 10 Home communities as well as tear downs for custom Home Builders as well as a National Builder whose smaller division handled tear downs and  or high end Flips.

I'm considering relocating in the near future strictly for the purpose of investing/building a portfolio of rental properties.I'm specifically interested in using the BRRRR strategy on residential 2-4 unit properties and 5+ unit commercial deals.I'm looking for assets in desirable C+/B- or better areas so no section 8, high crime or low income type of neighborhoods.Rents must meet the 1% rule and I'd like to cash flow $200/door after refinancing once the property is rented/stabilized.I'm trying to find a market where deals are more readily available than here in South Florida where it's very competitive.If you were gonna pack up and move somewhere strictly to invest in rehab/value-add multifamily where would you go?

If you are strictly looking at building capital so that you can start putting bigger down payment down or paying for rentals with cash- my two cents would be to get in and out as fast as you can- pay the income taxes and build that capital quickly.

House hacking may be your best bet to build equity, and maybe refi to pull funds or continue to save and put yourself in the best position a year or so from now to make the move to strictly investment props!!
