I commend you for listening to your gut and and also knowing your own limitations (ie the time required to research a new market) I think from my experience-- being on both sides of the fence, a turnkey provider myself and also someone that's bought out of state, even out of country--- I would do mild research on the market I want to enter, but then I would put most of my energies into researching and getting to know the team (turnkey provider) bc regardless of the market, my thoughts are its the team that will either make or break an investment.But it sounds like you found an alternate route, with buying a property that needs no work, in a market you are familiar with.

@Shane Siederman Thanks for the reply brother i really appreciate it. im thinking whirlpool commercial washer and dryers all coin operated, all together im looking to have 10 bedrooms so im thinking 4 washers, 4 dryers. i also looked into a used vending machine that i can stock with detergents and dryer sheets. looking to make a little money where i can all while providing a service.

My concern is with such little supply (again our suburbs are some of the most supply constrained in the country) that any uptick in demand leads to at least mild prices increase (it’s still hard for me to imagine double digit price increases) But I just think there’s a pool of either irrational homebuyers or frankly people who want to raise there family and aren’t super cost constrained that an improvement in rates will lead to mild price appreciation, totally agree though if rates remain this high prices will come down and that even at 6.5 rates there will be a extremely strong argument for renting.
