If you need a mentor, Adam Locklear is great he’s located here in Jacksonville FL but mentors virtually as well.

My trainer/mentor is irrelevant, you wouldn’t know him. 

Develop a budget that accounts for possible investment costs, save for a down payment, and build up solid credit.Establish relationships with mentors, real estate experts, and other investors.

After 40 + years in real estate, I have seen the guru industry grow from a few guys teaching others about their own success (by way of $99 seminars, $249 for “books and tapes” ) to $40,000 full mentoring programs with enrollees being mentored by “operations” personnel (who may no experience whatsoever) with marketing programs put together by one of 5 firms located in Las Vegas or Salt Lake City.  

It sounds like you're struggling with the basics.The best advice I ever received from a 75 year old mentor, was "Make your mistakes on paper. 

I just want advice and recommendations and/or partnerships that can help me and mentor me in doing this cause I've been interested in creating for a while and I'm ready to start taking action and build relationships to get my foot in the door and make it happen.

Get a mentor at the local association and don't be afraid to buy them breakfast, lunch or dinner on their schedule.

A good mentor  with solid experience would be welcomed.
