Sometimes people don't want to live next to people that have a bunch of garbage in their front yard, that are loud and obnoxious, that are creepy and weird, or maybe who knows maybe the house next-door or on the same block had a murder or a shooting happen at it and it is a well-known thing that people can look up. regardless, I think that due diligence goes into affect here pretty well.

We do not use the credit score, we use the information on the credit report to gauge how long they have lived at addresses and what kind of judgements they have.

A lot of people go in expecting these programs to completely change their lives. 

If you aren't going to be living in Texas then it would be tough to do a house hack there.

FHA 203k wont work unless youre going to live in the property as your primary.

I would probably work with an attorney in North Carolina (or wherever you live) to do some estate planning since you do have young kids.
