That information can be very misleading because they 'expect' it to be Market value ONCE you do the work and invest the money.Yes Dallas tax assessors are very keen to raise values annually.

I was planning to pay out their initial investment after refinancing and store the paid interest in a separate account for them (not too keen on the logistics of the money tbh).So it really is up to me to decide the terms and rates and adjust to attract investors?

I've also found that many of them are not keen on the idea of cash out refi's for investment properties, especially for new customers and/or people who are just starting out in real estate investing.
