Potential tenant on work visa. Washington State

Jason Blank
Posted

I'm going to do my due diligence, but the potential tenant has informed me that they are on a work visa.

He isn't too keen regarding being on the hook for the entire year of rent if his visa is pulled.  He will be submitting 1st, last, and a security deposit (equal to one months rent) at the time of signing.  Hypothetically if his visa is pulled, my understanding is i can use the last months deposit to cover unpaid rent, but can the same also be said for the security deposit until i'm able to find a new tenant?

Thanks
