@Scott Voiers Regarding crowd funding, people need to be aware that some FIRE (financial independence retire early) blogs have come under “fire” for self serving and deceptive promotions that serve their interest while potentially taking advantage of their readers.

I do think a HELOC will cost less in the long run - especially if you can find a lender who is offering a no closing cost promotion. 

No way as a syndicator myself I would agree to only a 20% back end promote.

The weather is cool and temperate.I have found that just about all of my rental properties have mildew issues.I have installed vents in all rooms to promote air circulation.

The example I always use is, "say you get a promotion in another state" it's a clean and easy break.
