Fixing up my neighborhood How did you find this deal and how did you negotiate it?

Originally when they were known as FlipOS, they would split up the interest payments,so I would pay the remaining amount for the month the house was purchased and then the remaining balance on the sale of the home to them.  

I've seen this vary around town between $25 up to $100k depending on the size of the unit. 

Subsequently I ended up buying property in 8 states, and a couple weeks ago bought 5 properties in 5 days in 3 states.

Purchase price: $115,000 Cash invested: $42,000 Sale price: $168,000 Unfortunately, we bought this property as a buy and hold property, and our research led us to believe that this neighborhood was up and coming not in a bad area of Jacksonville.

I took up being an agent as my side hustle that slowly became my full gig but before that I didn't need a side hustle as overtime was readily available to me as a nurse. 

This district is zoned to support mixed use and multi family residential structures of up to 7 stories, so we will likely maximize our development based on that zoning. 

Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

I would suggest finishing school, working as a part time agent while you are at school, saving commissions for investing, and working with a team that focuses on investing as opposed to residential sales.There are also local meet ups every month.
