I'm partial to James Svetec's courses, as we're partnered up hahahaAs for estimating, Airdna works, but I found AllTheRooms nicer because exporting as csv made analysis much nicer for me.Here's an example I put together recently with broad strokes on how I do it:https://www.biggerpockets.com/...And it's entirely possible to do it yourself with the right systems and programs.

I think a lot of times a broad stroke is painted and when they invest and think I'll use all this debt to build an empire, but don't put anything back for a rainy day roof leak.

What I personally don't get is why the heck the CA promoters would choose to make 3-10k per transaction when they could essentially do similar work as a realtor in their home market for 3-5x that per transaction ... different strokes for different folks I guess ...I still bet the PMs are getting all kinds of kick backs on marked up repair invoices, though ... the others maybe not, but I've seen way to many suspect repair bills for 3x the market rate for the work to believe that many PMs aren't getting a piece of every repair under the table.

Justin,I was more specifically speaking of rmeeting the contractor and investor etc - I usually advise to watch as REO sales occur and/or pull trustees deeds - it was your stroke of genius that had them go straight to the posting company.The trustee's deed (as does the posting company ) also shows how much they paid for the home so you also have an idea of what the buyer is willing to pay.and now that everyone knows how to find buyers.......the focus should be on finding a deal.I really think finding the "deal" is much harder than finding the buyer.
