We do rigid insulation at the sill plate with foam to hold it in place.

I reckon one advantage of having a solid lease is not letting the tenant(s) have randoms they don't know move in at a later date.

Promptly after the property has been treated go seal all of the located points of entry with a plaster/foam. 

But if no slab leaks are present then I believe I would just rent it out and fix the crack later with foam injection.
