Slab foundation issues, should I buy?
Looking at a 3/1.5b/2 built in 1966. I like the place for my first investment property. It has a slab foundation that has been piered with 19 Piers on the exterior only. It has a crack that runs through the living room and bathroom. It being an interior crack the foundation company’s warranty does not cover it(I called to confirm this info).
If I buy it I would have it tested for slab leaks for sure. But if no slab leaks are present then I believe I would just rent it out and fix the crack later with foam injection. Or possibly get a quote on foam injection before renting it.
Either way, with this being my first rental should I steer clear of this foundation potential nightmare or not worry so much about it
100k purchase.
20k down
$1200 rent
Should cash flow $620 per month before maintenance and vacancy and management.
Thanks in advance!
