I think you can buy and average home in Oklahoma and significantly out perform other markets especially any state touching the Pacific Ocean. 

As someone who also has property within 100' of the Pacific I have paid more than enough attention to this issue.

Costar has a pacific tenant module that does cost big bucks that will give you info on who is leasing where and when the leases are do and what per sq ft they are paying.For a larger tenant there is much more complexity involved in moving then for a small tenant of 1,500 to 2,500 sq ft.The smaller units I have seen retail leasing brokers walk shopping centers handing out flyers to existing tenants to try and scoop them away to their development.
