What is everyone’s opinion on investing in Little Village?

It's a cute Hudson River waterfront village, with the NY Wsterway Ferry to Ossining and NYC, plus the added benefit of being a Qualified Opportunity Zone for investors.

I work remotely for a company in NYC and it's easy to travel to the city when needed... plus $250k will buy you a small-to-medium house up here... even less if you go to one of the outer villages (I'm buying a 4/1.5 2048 sqft house with a 20x40 garage for $132K in Groton right now), but the population does get less diverse going out that far.

@Clint GallianoMy rental is located near Village East in Houma.

I'm looking at a couple of row houses in Baltimore County in the Loch Raven Village,Hillendale, Parkville areas.
