They get that back 100%, one month free and a great referral to help them on their way, if they agree to sign a lease amendment shortening the term accordingly.

As well, a number of my clients will actually ask their (or other) realtors as they might have good referrals.

Perhaps they can act as an advisor that I pay hourly, or maybe I can add value to that agent through referrals.
