Hi @Will Cline - follow this link from Fannie Mae's servicing guide: https://servicing-guide.fannie... and scroll down to the 'Borrower-Initiated Termination of Conventional Mortgage Insurance Based on Current Value of the Property' section. 2 years is correct if the current LTV ratio is 75% or less...2-year requirement can be waived due to property improvements made by the borrower.
