Be careful not to take advantage of these seniors.....some can be very vulnerable and not great at decision making.

I'm going to be taking quite a few leaps of faith here and be pretty vulnerable for a moment, which is NOT easy for me. 

After all, leverage is what makes real estate investing so attractive but too much of a good thing can leave you vulnerable and perhaps unable to ride out declining market conditions.

It seems the seller is vulnerable.

It can make a great weapon in a pinch.Women are especially vulnerable to an attacker since a man will usually be bigger and stronger.

When I met her I attempted to bond over philosophy (her profession, my major) and mutual social connections - and not let her realize that I have real assets for as long as I possibly could.I must admit I took some evil pleasure in "corrupting" a woman who was practically a communist feminazi professor when I met her - and making her annoyed at herself when she realized that she was just as vulnerable to enjoying a few material pleasures (good wine, nice hotels, skiing, riding in my MBZ instead of her Hyundai) as any other human.I don't see her telling me I should sell our family's ski condo and donate the money to charity!

@Akialah AnsarYour list probably represents about 5-10 new properties every week depending on the California foreclosure timeline.These owners are on the verge of losing their homes and tend to be scared, in denial, and vulnerable.

These types of partnerships usually go down in flames, when one party feels they are getting the short end of the stick.Good Luck,Mike
