Where should I start?

I am looking specifically for owner occupied pre-foreclosures in hopes of finding subject to existing financing deals. I used ListSource and found 1725 addresses in that criteria within my own county and three surrounding counties. Now I am trying to narrow it down. How do I choose where to start? Should I start with my own county because I live here or is there a way to choose what area would be better for me? Thank you in advance! Akialah

Your list probably represents about 5-10 new properties every week depending on the California foreclosure timeline.

These owners are on the verge of losing their homes and tend to be scared, in denial, and vulnerable.  Therefore, a single touch is rarely enough to build enough trust.  

Therefore, I'd recommend developing some sort of system to contact these borrowers multiple times during the process.  The most common methods are direct mail and door knocking.  Find a source that only gives you the new borrowers each week and get them into your system.

Why are you looking only for owner occupant properties?  Vacant properties are much easier because the owner is not relying on it for shelter.
