Hi Juan- I'm not the expert on large complexes, I have 10 one bedroom apartments two of which are efficiency...while I'm a different neighborhood completely they earn very consistently but due to the more dynamic characteristics of single adults to pair up and paired adults to either have increased income trading up to larger units or creating children and moving up due to necessity- these are in a constant state of flux so require more attention.I prefer to rent to those on a fixed income with average expectations and a low interest in relocation. 

Every day new members here on BP start googling "piercing the corporate veil" and they post about how to set up their LLC and they talk about their LLCs having children and creating more LLCs.

Her grown children talked her out of it because she was "too old." 

It's pretty insulting to those in the business who did study to watch these guru children think they can just walk in and start operating with some freaking strategy.

My dad was a licensed contractor for 30+ years and I grew up around it and know how to do a lot of things everything started out good , I work a full time job and have 3 very busy children and would hang out and help or do their own thing while I worked on this house.

I've been working at St Francis Children's Hospital as a pediatric night RN.

Basically it is for a home that the (adult) children of the owner are looking to have major updates made to it prior to listing it. 

I have no children, never have & never will.  

The goal is to have a reliable income stream for the next 20 years to put our children through college and then sell the property for our retirement.

We're empty nesters (raised 4 children), with retirement a little over 10 years away.
