It's not fair and you'll have an argument on your hands.Noise - tell them they are expected to listen to music and movies and TV or whatever - with headphones.They must have their own phone.Laundry - have laundry rules if you have laundry facilities.Advertise for commuters, if you have a market for that - people who need a place to rent during the week for their job, but have a home they go to on weekends.Advertise for med or law students  - they are quiet and just want a quiet room where they can study.Another good roommate option is a fireman/woman.  

Gut feelings and common sense are some of your best defense against a wacky tenant but once off their meds, breakup with spouse, or job loss, anyone can go wacky. 

Preferably with a grad student market like med or law students.  

And I'd hire someone to go clean the place every week or ever other week, and include that in the rent.I've heard med students are also great students for the same reasons.Students are great - if you rent to the right niche.  

Had a great first tour of the place to a well-qualified military med student.But he emails me back saying he only wants an agreement until end of year!!!

If you can rent to grad students, preferably law students or med students, they're best because they'll usually stay a few years and they don't have time to party. 

I think we will go ahead and start posting flyers at the local college :) If your local college includes graduate students, and especially law students or med students, they're great tenants. 

The music row and edgehill areas between Belmont and Vanderbilt are really popular for the college/grad school/ med school crowds, Likewise, in and around West End and Hillsboro Villiage is quickly changing. 

NIMBYISM stalled project for almost 4 years and boasted 700 apts starting at 3K, an already scaled back Mall/shopping redo and 16K, 2 building Medical space (which also could get hit hard by tele med).
