Traveling to Nashville - What are some hot areas?
Hello Nashvillians,
I am going to be in Nashville for a few days and would like to drive around some of the more established neighborhoods, what people could consider A neighborhoods as well as neighborhoods that maybe were considered rough but are now gentrifying or people feel they will be the next "hot spot". These you may consider C transitioning to B, or B- changing to B or A.
Also can people name drop a few multifamily operators that cater to millennials / young professionals and are doing some MAJOR rehab on apartment buildings. Any companies out there spending $10k plus per door? Would prefer companies that are buying larger apartments 60+ units, although smaller operators would be helpful also.
Any help with any of these would be greatly appreciated. Happy memorial day weekend everyone.

A = Green Hills, Germantown, Midtown, Belle Meade, Brentwood, Franklin, Sylvan Park, 12 South, Gulch, West End
B = Bellevue, East Nashville (B+/A-), Hendersonville, Hermitage, Donelson, Woodbine, Murfreesboro (submarket), Spring Hill (submarket)
C = Antioch, Madison, Old Hickory, Inglewood, Lavergne, Lebanon (submarket), Ashland City (submarket), Dickson (submarket), Smyrna (submarket), Columbia (submarket)
I know a few multi family investors in town and would be happy to introduce you. One guy focuses on small to mid size MF (10-50 units) and loves the major rehab projects.
Drop me a PM, I'll try to help whatever way I can.
