What I have to figure out is, how to tastefully detail out my experiences without offending any of the participants that make up the lessons learned. 

@Naim Rahman yup- I design the houses myself along with the GC who actually has a really good sense of design and has good taste in the finishing materials he picks out as well.

I usually take the time to check everything I can ,then actually look at property's before bidding When i do it this way at least any lemonade I end up making doesn't taste as sour!

This will give you a taste of all the joys of tenants, late payments , theft, and everything else that goes to hell.

I could pay 100 for a great steak but get more satisfaction when I find a really great tasting one for 25 to 30.

If it were my personal residence, I could spend 5 or 6k to make it more to my taste of course but 3 or 4k gets it in salable condition, subject to inspection of course.I was actually thinking of putting in an offer for 105 with wiggle room to 115k. 118k would be about my very top.The thing about this place is the area is moving fast.

Curtis , that works sometimes but what I found is that human nature will prevail in the long run or when there is enough money on the table and without a legal obligation to pay you, eventually someone won't pay and when that happens you get a bad taste in your mouth that is hard to get rid of.
